How to Properly Seal and Insulate Your Ductwork

Ductwork plays a vital role in your central HVAC system, yet it’s often the most overlooked component. Leaky or dirty ducts can significantly reduce your system’s efficiency, increase energy bills, and lower indoor air quality. By investing in professional duct cleaning and sealing, you can enhance both comfort and performance throughout your home. Below, we’ll break down how these services work—and the value they bring.

How Often Should Ducts Be Cleaned and Resealed?

Most duct systems last around 25 to 30 years, but issues like air leaks or deterioration can happen much sooner. That’s why it’s smart to have your ducts inspected annually during routine HVAC maintenance. In homes with basements, much of the ductwork is hidden behind ceilings, which may require a technician to use a camera for proper inspection.

For ductwork located in crawl spaces or attics, visual inspections are easier, though professionals will often still use a camera to examine interior conditions and determine whether cleaning is necessary.

Experts generally recommend professional duct cleaning every three to five years. This job requires specialized tools and isn’t something homeowners can easily manage on their own.

As for sealing, your ducts should be professionally resealed at least once every 10 years. However, if sections are sagging or if the tape or mastic sealant is failing, resealing may be necessary sooner. If your ductwork is severely damaged or outdated, a full replacement is often more cost-effective in the long run.

How Professional Duct Cleaning Works

To thoroughly clean your duct system, technicians use industrial-strength vacuums capable of removing built-up debris without making a mess.

The process starts by covering vents and registers with plastic sheeting. This creates negative pressure inside the system, allowing the vacuum to effectively draw dust and debris out while keeping your home clean.

Before vacuuming begins, a rotating brush is inserted to dislodge stubborn particles from the duct walls. Then, the technician will attach the vacuum—either by cutting into the main trunk line or connecting it through a supply or return vent. Depending on your ductwork’s size and layout, multiple access points may be needed to ensure a full-system clean.

Options for Resealing Leaky Ducts

The best resealing method depends on the ductwork's location and the extent of the damage. If ducts are easy to reach—like those in attics or crawl spaces—technicians can apply mastic or foil tape to seal joints and patch up holes. Sagging sections can be reinforced and secured to prevent further air leaks.

For ducts that are hard to access, aerosol sealing is a viable alternative. This process involves sealing all vents, then activating the blower to push air through the system. Since the vents are closed, the air escapes only through leaks and gaps.

An airborne sealant is then introduced, carried through the system by airflow. As it exits through cracks, the sealant bonds to the openings, gradually building up until the gaps are sealed. While ideal for small leaks, this method isn’t suited for large holes or major damage, which still require external patching or duct replacement.

Benefits of Duct Cleaning and Sealing

Properly cleaned and sealed ductwork can significantly improve HVAC efficiency and performance. Leaks in ductwork lead to wasted energy, often reducing your system’s overall efficiency by 20% to 30%. These leaks force your heating and cooling equipment to work harder and run longer, which increases wear and tear and may shorten the lifespan of your HVAC system.

Cleaning your ducts not only helps with airflow—it also improves your indoor air quality. Dust, pollen, and allergens circulating through dirty ducts can aggravate allergies and contribute to respiratory issues. Ducts with excessive debris can also attract pests like dust mites—or even rodents. If you’ve dealt with a rodent issue, cleaning the ducts is essential to remove droppings, nests, and other contaminants.

Dirty ducts also increase what’s known as static pressure—resistance that restricts airflow within the system. High static pressure forces your blower to work harder, using more electricity while delivering less hot or cold air through your vents. This results in uneven heating or cooling, longer runtimes, and higher utility bills.
