HVAC Maintenance & Tune-Ups for Utah Homes
Serving the Wasatch Front and beyond
We check for carbon monoxide on furnace visits and give you a report of findings when we finish. A maintenance plan brings two tune-ups a year so your system runs smoothly through every season. And our flat-rate price is in writing before any work begins.
Book your seasonal tune-up
Quick answer
Yes, we provide furnace and AC maintenance across Utah, the Wasatch Front and beyond. A visit follows the industry maintenance standard's checklist. Cooling is checked in spring and heating in fall. Furnace visits include a carbon monoxide and combustion check. You receive a report of findings. The flat-rate price is in writing first.
How can you tell your system needs a tune-up?
A season since the last visit
If a year has passed since your last maintenance, your system is due. We check all the components that wear with use.
A filter nobody remembers changing
A dirty filter forces your system to work harder. We inspect it as part of every tune-up.
Rooms that heat or cool unevenly
Some rooms may feel too warm or too cold. We check for airflow issues that cause these temperature differences.
Longer run times than before
Your system may run longer to reach the set temperature. We examine it for problems that reduce efficiency.
A new noise at start-up
A rattle, squeak, or bang when the system turns on is a sign. We listen for unusual sounds and inspect the moving parts.
More dust than usual
Excess dust settling on surfaces can mean your system is circulating it. We clean and check the components that affect air quality.
A musty smell when the AC starts
A musty odor from the vents can signal moisture or buildup. We inspect the evaporator coil and drain line.
A furnace that short-cycles
A furnace that turns on and off too often is not running correctly. We check the settings and components that control the cycle.
A warranty that requires yearly service
Amana's unit-replacement warranty requires annual maintenance by a licensed contractor. We document the visit so your coverage is protected.
Why does Utah's climate demand seasonal HVAC care?
Utah furnaces and air conditioners face real strain from dirt and neglect, which the ENERGY STAR program names as top causes of inefficiency and failure. Nearly half of home energy goes to heating and cooling. At the Salt Lake City airport, there are 5,154 heating degree days and 1,420 cooling degree days. Unmaintained equipment can void a Lennox warranty. The industry maintenance standard makes maintenance the homeowner's responsibility.
Dirty filters raise costs
A dirty filter can increase energy costs and damage equipment, according to the ENERGY STAR program. Airflow problems can cut efficiency up to 15 percent. Dirty coils make the system run longer and cost more.[1]
The industry standard
The standard is named ANSI/ACCA 4 QM – 2019 (R2024). It lists minimum inspection tasks with frequencies semiannually or annually. An unsafe condition means the equipment is shut off. The report includes findings, corrective actions, and prices.[2]
Warranty and registration
Unmaintained equipment voids a Lennox warranty. Proof of maintenance may be required. Maintenance must be by a licensed contractor. Filters and consumables are excluded. Amana requires registration within 60 days.[3]
Safety checks and alarms
The CPSC says the heating system should be inspected and serviced yearly. Carbon monoxide alarms belong on every level and outside sleeping areas. The EPA recommends a trained professional do a yearly inspection and tune-up of the central heating system. Utah code requires alarms on each level of the home.[4]

What happens during a tune-up visit?
Step 1
Scheduling.
You call or fill out a form, and We confirm a 4-hour arrival window.
Step 2
Inspection.
We follow the industry maintenance standard checklist. On a furnace we check cabinet, electrical, blower, condensate, gas combustion, and venting. On an air conditioner we check coils, condensate, condensing unit, and refrigerant charge.
Step 3
Safety check.
On a furnace we perform a carbon monoxide and combustion check. We record the readings. If we find an unsafe condition per the industry maintenance standard, we shut off the equipment and tell you immediately.
Step 4
Findings.
We give you a report of findings at the end of the visit. It lists corrective actions and prices per the industry maintenance standard. We get your approval before any repair.
Step 5
Record.
We document the visit. Per Lennox's warranty, proof of maintenance may be required. On a plan we replace the filter at the visit.

Is your furnace or air conditioner overdue for service?
We give you a tune-up priced flat in writing before any work begins. Furnace visits include a carbon monoxide check. You receive a report of findings.
What does regular maintenance give you?
Yearly tune-up value
The ENERGY STAR program compares a yearly tune-up to a car tune-up. It says a yearly tune-up can improve efficiency and comfort.
Warranty condition met
Lennox's warranty may require proof of maintenance. We keep the record to meet that condition.
Filter care schedule
The ENERGY STAR program says filters should be checked monthly and changed at least every 3 months. The plan includes a filter at each visit.
Safety check included
A carbon monoxide and combustion check is performed, with readings recorded.
You decide on repairs
The industry maintenance standard requires findings reported with prices. You decide what to do.
Plan member perks
The plan provides priority repair scheduling, a repair and service discount, and longer labor warranties on installs and repairs.
What problems does a tune-up catch before they become repairs?
Cracked heat exchanger
We inspect for cracks, perforations, and bulges in the heat exchanger. An erratic flame with the blower on is a warning sign. The unit may shut off as a safety measure. You are told immediately of any findings.
Failing igniter
The standard check includes the hot surface igniter. We look for cracks and white spots when it is energized. Resistance is checked cold with a meter. A failing igniter is replaced.
Weak capacitor
Capacitance is verified with a meter against the specification. We check amp draw against the nameplate rating. A weak capacitor is replaced.
Clogged condensate drain
Drain piping and traps are inspected for blockages. A plugged drain can cause water damage to your home. We clear any clog we find during the inspection.
Dirty coil
Dirty coils make the system run longer and cost more to operate. We clean both the indoor and outdoor coils.
Refrigerant charge off
Airflow is confirmed first before checking the charge. Then the charge is checked against the manufacturer's target. Too much or too little refrigerant hurts performance. We correct the charge to the proper level.
What drives the cost of HVAC maintenance in Utah?
We keep our pricing straightforward. Every job starts with a flat rate in writing, so you see the total before we begin. A maintenance plan is priced by the year, and we publish what drives the cost. Blue Best quotes an exact price in writing before any work begins.
Price depends on whether you need one system or two, a plan or a single visit, and what the inspection finds. We offer a free second opinion on any competitor's quote.
Quoted upfront
Single tune-up - A one-time visit for one furnace or AC.
Quoted upfront
Both systems - One appointment covering your furnace and AC.
Quoted upfront
Maintenance plan - Two visits yearly, filters, and discounts.
Quoted upfront
Repair found - Priced and approved before any work starts.
Quoted upfront
Parts needed - Capacitors or igniters quoted separately.
What does Blue Best guarantee in writing?
On new equipment installs
a 1-year labor warranty - extendable for customers on a Blue Best Maintenance Plan - the parts warranty (typically 10 years on qualifying Lennox and Amana equipment) registered for you, and no-lemon coverage on major components like compressors and heat exchangers.
On any quoted work
the price you sign is the price you pay - change orders require your approval before we do the work. Plus a free second opinion on any competitor's replacement quote (no blanket price-match - sometimes our honest answer is "take their deal").
What we won't promise
real-world comfort depends on duct condition, insulation, and infiltration, so we disclose those dependencies rather than guarantee a number. The 5.0 rating from 2,900+ reviews is the audit trail.
What Homeowners Ask About Maintenance
A furnace visit covers cabinet and clearances, electrical connections and voltage, blower and airflow, gas pressure and burners, heat exchanger inspected, venting inspected, condensate drain, and a carbon monoxide and combustion check. You receive a report of findings at the end of the visit.
The checklist follows ANSI/ACCA 4 QM – 2019 (R2024), which defines minimum inspection tasks for one- and multi-family homes. Licensed contractors follow frequencies per task, and findings are reported with prices.
The technician measures and records line voltage, airflow, gas pressures, combustion analysis results, capacitance, amp draw, and carbon monoxide readings. All findings go into a report you receive at the end.
The plan includes two tune-ups a year, a filter at each visit, an annual plumbing inspection, priority repair scheduling, a repair and service discount, longer install and repair labor warranties, and an annual loyalty credit. Membership is not required for service.
Findings, corrective actions, and prices are reported. An unsafe condition means the equipment is shut off and you are told immediately. We need your approval before any repair, and we practice repair-first honesty.
An air-conditioner visit covers coils, airflow confirmed by temperature difference, refrigerant charge compared with the maker's published target, condensate drain and pan, refrigerant lines inspected for oil leaks, blower components cleaned and adjusted, and thermostat tested.
It can. Lennox's warranty excludes equipment not properly installed and maintained by a licensed contractor, and proof of maintenance may be required. Another manufacturer requires registration within 60 days. We keep the record for you.
Twice. The ENERGY STAR program recommends cooling in spring and heating in fall. The industry maintenance standard notes some tasks are semiannual and some annual, and equipment used one season needs an annual check. Our maintenance plan includes two tune-ups a year.
The ENERGY STAR program says check monthly during heavy-use months and change at least every 3 months. A dirty filter can damage equipment. Your plan includes a filter at each visit.
